Scope before price
A scope of work, a before-and-after image and a table of what changes in the room come first. The client agrees to the room, and the numbers that follow are attached to something they can picture.
For remodelers and renovation contractors
ExtraflowDoc helps a remodeler quote a room the client cannot see yet: the scope, the before and after, selections and allowances that say what happens if the client chooses differently, a contingency on its own line, and a signature to start.
Free plan available. No credit card required. Or build a quote in your browser with nothing to install.

The ExtraflowDoc document editor
Built for renovation work
Remodeling clients worry about two things: what the room will look like, and whether the price will grow once the walls are open. A good quote answers both before they ask.
A scope of work, a before-and-after image and a table of what changes in the room come first. The client agrees to the room, and the numbers that follow are attached to something they can picture.
Mark vanities, fixtures and lighting as allowances, and add a short table showing what happens when the client picks something cheaper or dearer. Change orders stop being arguments.
Demolition, plumbing and electrical, tile, fixtures: each trade is a section with its own subtotal, so the client sees where the money goes and your subcontractor prices stay traceable.
Put the contingency for hidden conditions on its own line with the percentage in its name. Clients accept a stated contingency far more readily than a surprise change order.
Price the same room two or three ways in separate quotation tables, each with its own total. The client compares finishes and budgets without asking you to rewrite the estimate.
Add a payment schedule by milestone and send the estimate for e-signature. When work starts, the accepted estimate turns into the first invoice in one click.
Worked example
This is a real ten-page ExtraflowDoc estimate from a remodeling company in Charlotte to homeowners turning a dated hall bathroom into a curbless shower room with a double vanity and a heated floor, for $27,128.00. Remodeling clients are buying a room they can only imagine, and they are afraid of the bill growing, so this estimate deals with both.
A cover letter and a one-page summary lead into a scope of work. A before-and-after page and a table of what changes in the room come next, then the new layout and the selections the client made, so the price that follows is attached to a picture.
Demolition and preparation come to $5,250.00, plumbing and electrical to $5,466.00, tile and the shower to $7,682.00. Fixtures and finishes, $6,260.00, are mostly allowances: the vanity, top, toilet, shower trim and lights carry a budget, not a model. A contingency of about 10%, $2,470.00, has its own line.
A three-row table shows what happens when the client picks something under, at or over an allowance: a $1,900 vanity on a $2,200 allowance is credited, and a $1,100 shower set on a $650 allowance costs the difference at cost. A schedule follows.
A payment schedule, the questions homeowners ask about living through a remodel, and a short page about what the estimate does and does not promise end with an acceptance block.

“Game changer for our construction business. Complex estimates that used to take hours now take 10 minutes.”
“Very intuitive. Our team was creating professional proposals on day one with zero training.”
“Best ROI of any software we've purchased. Paid for itself in the first week.”
Integrations
ExtraflowDoc installs into Pipedrive and monday.com, so the estimate is built on the deal or item the consultation created, with the address, the photos and the client's wish list already there.

Open ExtraflowDoc from the deal. The homeowner, the address and custom fields such as room, budget range or year built fill the estimate, and the signed PDF stays on the deal for the project manager.

If projects run on a monday.com board, build the estimate from the item. Its columns fill the document, and the signed estimate is stored back on the project.
Pricing
Designers, salespeople and project managers who write change orders all use one plan. ExtraflowDoc charges by documents per month per company, not per user.

FAQ
Including what ExtraflowDoc does not do.
It is software that turns a consultation into an estimate a homeowner can sign: the scope, the trades priced by section, allowances, a contingency, a schedule and payments. ExtraflowDoc does this inside Pipedrive or monday.com, from the deal or item the enquiry created.
No. ExtraflowDoc does not measure from plans, draw layouts or render rooms. Bring the quantities and the renderings from your own tools, and ExtraflowDoc puts them into an estimate with the prices, allowances and terms around them.
Name the line as an allowance, such as a vanity allowance, and add a short table explaining what happens under, at or over it. The example on this page does exactly that, so the client understands a change before it happens.
Yes. A change order is a short document of its own, built from the same deal and sent for e-signature, so the original estimate and every change sit together on the job.
No. There is no crew calendar, time tracking or job costing against the budget. The estimate can carry a schedule section for the homeowner; tracking the work happens in your project tool.
Yes. Enter subcontractor and material costs and add your markup or target margin on each line. The document details show cost, profit and margin for the whole job to your team, and cost columns marked internal never reach the homeowner.
Yes. Add a quotation table for each version, each with its own total. Each table is fixed; the homeowner reads them side by side and tells you which one to build.
Yes. The free plan covers 5 documents a month with unlimited users, and paid plans start at USD $14.99/month for 20 documents, enough for a busy season of estimates and change orders.
